Market Update - A Local Perspective

 

 

New Castle County, DE

In October 2025, New Castle County  saw a 1.3% increase in home sales compared to the previous year, along with a 5.0% rise in the median sales price—from $357,000 to $375,000. Pending sales also rose 1.4% year-over-year.

 

Kent County, DE

Through October 2025, Kent County experienced a 0.8% decline in homes sold compared to the same period in 2024, while the median sales price held steady at $340,000. Year-to-date contract activity was nearly unchanged, down just 0.1% from last year.

 

Sussex County, DE

Home sales in Sussex County rose 1.9% in the tenth month of 2025 compared to the same time last year, while the median sales price climbed 1.6%, from $450,000 to $457,000. The number of pending sales dipped 3.4% year-over-year.

 

Southern Chester County, PA

Through October 2025, Southern Chester County experienced a 0.6% decrease in homes sold compared to the same period in 2024, while the median sales price rose 7.0% from $551,590 to $590,000. Year-to-date contract activity was down 3.8% from a year earlier.

 

Cecil County, MD

Cecil County home sales dropped 2.9% in October 2025 versus October 2024, with the median price falling 2.7% to $355,000. Contract activity, however, edged up 3.3% year-over-year.
